    25 Questions To Ask Your Realtor Before Buying A Home

    When you start looking for homes it’s very important to ask your potential Realtor questions before buying a home. This will help make sure you pick the right real estate agent for you and your home buying needs. Realtor’s should be able to answer these questions and make sure that they know the market.  This will help you when it comes time to negotiate on your new home. Here is a list of 25 questions I recommend every buyer ask their Realtor prior to signing an Exclusive Buyer’s Agency Agreement or committing to work with them.  Buying a home is a big decision and making sure you are working with the right agent or team is crucial.

     

    1. Are you a full time Realtor or part-time?

    1. How long have you been in real estate agent?

    1. How long have you been actively selling real estate?

    1. How many homes have you sold in the last 12 months or this year?

    1. How many homes have you sold over the last 5/10/15 years? (if they have been in that long)

    1. Are you a single agent or do you work with a team?

    1. Do you specialized in working with buyers or sellers?

    1. How do you get compensated when working with buyers?

    1. Will you represent me exclusively or will you be representing both the buyer and seller in the transaction?

    1. Besides the MLS (Multiple Listing Service) what other sources do you use to find homes for sale?

    1. Do you have a call center marketing for potential sellers in the area I want to live in?

    1. What is the average days on market?

    1. What is the average sales price to closing sales  price in the local area?

    1. Do you have your own website?

    1. Will I be able to adjust me search criteria on my own through your website?

    1. Will I receive daily updates on real estate activity in my area, including price changes, new listings on the market and houses that come back on the market?

    1. What is your availability to show me homes?

    1. Do you have experience working with short sales and foreclosures?

    1. Do you have a dedicated Transaction Coordinator (or manager) watching over my file during the contract period while waiting to close?

    1. How often will I be updated or hear from you once we are have an accepted contract and waiting on closing?

    1. Do you have a list of vendors or partners that can help me with repairs?

    1. Do you help recommend mortgage professionals to help with the pre-approval process?

    1. Do you have information on the buyer’s process that you can send me?

    1. What is your follow up time when I call and leave you a message, email or text you?

    1. Will you keep in touch with me after the sale or will I have to search for another Realtor when it comes time to sell my home?

    Before buying a home, I recommend you ask your Realtor these 25 questions. This should help get you started off on the right foot. Remember, once you choose an agent and feel like you both make a good match, it is common curiosity to work exclusively with that real estate agent only. They are there to help you and should have your best interest in mind. A great way to figure out agency ahead of time is to read up on North Carolina’s Working With A Real Estate Agent brochure. It is a required document that ALL Realtor’s you speak with in NC prior to you providing any personal information to that real estate agents because that can potentially be used against you  if you choose not to work with that agent. They should explain it in person, over the phone, and/or emailed to you  right away. If they don’t, you need to ask and know who they represent.
